Active asset management allows us to add value to each investment at every stage of its life and maximise overall returns. StratREAL’s reporting system provides the basis for sound and accurate planning, both in terms of day – to – day management and overall strategy.
Buildings are regularly inspected and written reports analyse the asset's
performance and compare it with a wide range of external benchmarks.
We also keep a close watch on global economies and real estate markets and highlight any circumstances that might affect decisions and the timing of actions. At present we focus our investment activities on the United Kingdom, the USA and Europe.

Asset management objectives
- Strategic review and analysis of the client's property portfolio
and evaluation of its performance
- Selection and appointment of the professional team best suited to the
portfolio of properties including property managers, solicitors, accountants,
trustee and any other specialist advisors required
- Identification of strategies to maximise rental income and enhance
investment value
- Liaising and advising the owners, investors or trustees on strategic issues
- Ongoing co – ordination, monitoring and supervision of professional team
- Loan (debt) administration and compliance
- Interest rate monitoring and refinancing as appropriate
- Pro – active management of rent reviews, lease renewals, lease surrenders,
sub – lettings or assignments, refurbishments and tenant liaisons
- Ensuring VAT and annual tax returns are submitted and ownership company
matters and accounts are duly managed and audited
- Procuring building insurance
- Procuring annual valuations if required
- Advising the client on the disposal strategy, timing and methodology
Detailed performance reporting
StratREAL's performance reporting system is a custom – built tool designed to monitor the financial performance of our clients’ real estate assets. It provides a continuous measure of the economic performance and financial composition of the property and also compares the return on the investment with a wide range of property-specific and external benchmarks such as:
- Original purchasing criteria
- Annual budgets
- Peer group submarket to which it belongs
- Alternative investments such as government bonds, the FTSE 100 and
Dow Jones Index
